The Windmill, the oldest pub in Loughborough, is a detached building located on the edge of the town centre next to a picturesque church that attracts tourist to the area. Loughborough is home to a well-established university and is located between Nottingham and Leicester. The Windmill trades from a central bar that services all areas of the pub, on entering the pub there is an area to the left with a feature fireplace that is currently used as a dining / snug area. To the right is the main bar with an open fire place that has seating for approximately 35 people with each room having access to the main bar. There is a fully equipped catering kitchen just off the main bar which easily services the pub. To the rear of the pub is an enclosed picturesque courtyard area that can be accessed from the main bar with space for 4-5 picnic benches.

The Windmill trades as a community local with good community support, it is home to 3 darts teams a dominoes team and also hosts weekly quiz and karaoke both of which are extremely popular. The Windmill already has a good reputation for home cooked food, currently the menu runs across lunchtimes only with Sunday lunches being very popular, and there is an opportunity for the new licensee to use their food knowledge to expand the menu offering and drive the sales into the evenings. The Windmill has become available due to the current licensees wishing to retire, so the new licensee will need to have the experience to come into a thriving pub and maintain the existing robust trade whilst being able to grow sales through their experience and knowledge of the industry.
