The main bar servery hosts cask ale hand pulls, as well as international brands. The comfortable sofas, high-backed bar stools and loose tables and chairs provide seating for around 26 guests. A separate dining area has hardwood flooring, beamed walls, exposed brickwork, and large windows which allow natural light to stream in. This space has tables and chairs for around 20 covers. A large fully equipped trade kitchen includes a store room and a separate wash-up area.

A huge beer garden is located to the rear of the property and is laid to lawn with a large decking area that can accommodate up to 50 covers. The garden offers a safe and secure environment for families as well as beautiful views over the village and countryside. There is also an outbuilding, which, with some development, could be utilised as a self-contained one bedroomed flat for staff accommodation, or as a holiday let. Accommodating 26 vehicles altogether, parking facilities are split in two, with some cars being parked behind the pub, and others across the road, in the overflow.

Introductory Rent: £18,000.00 per annum, payable weekly in advance.

This pub needs personal investment of time, effort and skills to realise its potential. Our vision for this pub is a business capable of sustaining a rent of £25,000.00 per annum.

The proposed agreement: Retail Partnership Tenancy

(Key terms available online here) however we are prepared to discuss other Partnership agreements.

We will also discuss, your purchasing options (Wines, spirits, cask, minerals and flavoured alcoholic beverages) which you can choose all, a combination or none. Tie release fees will apply.

10250 (excl VAT)

Often referred to as ingoings. Includes stock & glassware at valuation, deposit (calculated as 25% of £18,000.00), refundable at the end of your agreement dependent upon your account being in good order. Up to 2 weeks rent and other contractual charges will be payable in advance. Please note, the actual deposit payable will be 25% of the final agreed rent.

In addition you will need to provide funds for professional advice and a level of working capital – the amount will be dependent on your business plan.
