The Eagle is an end of terrace, drinks led community pub situated in the town of Maidstone which  is the county town of Kent and is located 32 miles southeast of London and 42 miles west of  Dover. The pub sits on the edge of a residential area and is conveniently located close to  Maidstone East Station. It is only ten minutes walk from the town centre but has local amenities  even closer with an Aldi and other local shops nearby, as such it gets a lot of passing trade. The  Eagle could be a great starter pub, or a good pub for an experienced pub operator looking to  introduce a simple food offer.

About the Pub – Eagle Pub Maidstone

The Eagle is open plan with an L shaped central servery as you enter the pub. The area is split into zones with space for standing in front of the bar and two sectioned areas to the left. One is the pool area and the other is a cosy seating area. The toilets are located to the left of the pub. There  is a small kitchen directly behind the bar which is large enough for the size of the pub and can easily be utilised to offer a basic food menu. There is a small courtyard to the rear of the property. There is no parking and directly outside is permit parking, however there is a public car park close by. The pub is traditional in style and has been well cared for by the current licensee.

TRADING STYLE The Eagle is very much a community pub. It benefits from both pool and darts teams. There is an opportunity to introduce a limited back bar food offer, but this is a traditional wet led pub first and  foremost. The pub only has one line of cask ale at present so again there may be an opportunity to develop the business further by introducing a mixed range of ales to appeal to cask ale drinkers.

ACCOMMODATION Private Accommodation The domestic accommodation is of good family size, with four bedrooms, living room and a bathroom. The commercial kitchen downstairs is currently being used as the domestic kitchen.
