The Foresters Arms is a well-positioned corner pub in the area of Barnards Green, Great Malvern. Sat in the centre of a highly sought after area with high ABC1 demographics, this pub offers the right operator a fantastic opportunity to develop this site and create a quality local. It is the only pub in the immediate area of Barnards Green which sits on the edge of Great Malvern, at the foot of the Malvern Hills. The Foresters comprises of a one-room bar with a small drinking/seated area off the main bar area. There is space for approximately 30 covers, but with some additional seating this could be increased to 40 and still remain comfortable. At the front of the building there are benches for outside drinking and to the rear of the property, there is a small courtyard area.

The Foresters has recently benefitted from a contemporary and sympathetic internal and external redecoration. The pub currently trades as a locals’ pub, offering darts, crib and pool. There is no reason why this pub couldn’t continue to operate in its current form, but a fresh approach to this pub could offer further income to the potential licensee. The Foresters needs to be a comfortable inviting pub/bar, for the whole community attracting men and women alike and keeping in with the area of Great Malvern.

The private accommodation consists of three bedrooms, living room, bathroom and toilet as well as a kitchen area.

Additional Info

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property.  Our standard deposit is 25% of the headline rent.  On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.

Tie: All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme.  Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.

Service Charge Cost – £60.89 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement.  This also includes full access to e-learning for you and your staff.

The Foresters benefits from a good level of sales and support from its current customers and attracts new customers and families from its recent refurbishment. This is a super little pub destined for the next stage of its life and we want a licensee with the passion and energy to drive this to the next level. To help re-position and market the Foresters, it needs to have a strong on-line presence with great social media interaction within the immediate area.  The pub needs a wide range of drinks, including a good wines and cask ale, and even a bottled craft ale range to really stand it apart from the competition. Although the pub doesn’t currently have a food offer, we strongly believe the right licensee could incorporate a small back bar food offer to introduce some simple foods such as pies, pasties and maybe a pizza oven.
