The Oak is a large detached community pub which is well supported by the locals. Located in a densely populated residential area rather than town entre, surrounded by an abundance of chimney pots and a small parade of local shops giving it that community feel. Borehamwood is a town in the southern area of the county of Hertfordshire, situated just 12 miles north west of central London with great transport links to the capital, making a great location for families wishing to enjoy the benefits of living so close to London.
Pub Layout
The Oak will undergo a £280,000 investment with both internal and external redecoration. The pub will be revitalized, ensuring that it retains its charm while seamlessly incorporating modern design elements and carefully balancing the space so it feels vibrant and inviting, making it a great community pub. This will create various seating options with both loose and fixed furniture, creating distinct areas within the pub. The bar is prominent and services all areas with a great product range catering for all, There will be an area for live music & entertainment on the staged area, a pool table & darts board for the locals to enjoy and well as plenty of screens to watch the televised sports To the front and side of the building there are good sized external drinking areas as well as an enclosed beer garden to the rear. This area will also be kitted out with wooden pergolas for people to enjoy the winter space in the colder months

We believe in fostering a sense of community in all our Proper Pubs. To achieve this, the pub will need to embrace diversity and consistently deliver top-notch retail standards and a varied rhythm of the week. The vibrant entertainment program will need to ensure there’s something for everyone. The pub will have a strong sports focus too with a full pay for view package, the pool table & darts board will be there for all to enjoy as well as growing pool teams who can regularly host events at the pub. Private Accommodation
The private accommodation is located on the first floor of the pub and will also benefited from a refresh and upgrade throughout, comprising of two bedrooms, bathroom, kitchen and lounge.
Security deposit – £2,000
As part of our unique agreement, you’ll have the opportunity to manage The Oak, Borehamwood as a self-employed manager. Admiral Taverns takes care of essential running costs, such as rates, utilities, and day-to-day expenses, while you earn a percentage of weekly sales. Your responsibility lies in managing employment costs for your staff and any council tax for the residential quarters. This setup empowers you to increase your income through sales growth, while we handle the operational details.

Additional Info
Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.
Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property. Our standard deposit is 25% of the headline rent. On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.
Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.
Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.
Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.
Tie: All drinks categories are tied. For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.
Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme. Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.
Service Charge Cost – £57.60 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement. This also includes full access to e-learning for you and your staff.
*Zero Business Rates – Based on the April 2023 rating list, the Nil Rates Payable is based on small business rates relief being applied and the licensee only occupying one property for commercial purposes.
