The Old Sal is a great opportunity, it is a large detached pub located next the the local shop, in the centre of a very large demographic of housing and is well supported by the local community. The Old Sal is a welcoming and well-designed pub. The combination of open-plan layout with carefully arranged seating creates a cosy atmosphere for all, the well-stocked bar servery is likely a focal point and provides a wide range of drink options. The eclectic mix of both tiles and carpeted areas creates a balance of welcoming spaces, whether customers want to watch sports on the televisions or have a casual catch-up. There is both Ladies and Gents toilets and a disabled toilet facility in the corridor supporting both lounge bar and function room. There is a rear beer garden also between main pub and rear car park.  The pub has a large car park to the rear off a rear beer garden area.

We believe in fostering a sense of community in all our Proper Pubs. To achieve this, the pub will need to embrace diversity and consistently deliver top-notch retail standards and a varied rhythm of the week. The vibrant entertainment program will need to ensure there’s something for everyone. The pub has its own darts & pool teams which play regularly with both home and away matches.  There is an established product range, enticing promotions, and excellent value for our valued customers along side this there is full sky sports and TNT package . The additional function room is a valuable asset that can serve as a versatile space for various events. Hosting community events and children’s parties not only provides a service to the local area but also helps solidify your pub’s position as a community hub. Functions can be catered for by external caters as the pub does not have a trade kitchen.

Private Accommodation

The private accommodation is located on the first floor of the pub with four bedrooms, bathroom, kitchen and lounge. There is also an office on the ground floor

Security deposit – £2,000

As part of our unique agreement, you’ll have the opportunity to manage Old Sal, Stoke on Trent as a self-employed manager. Admiral Taverns takes care of essential running costs, such as rates, utilities, and day-to-day expenses, while you earn a percentage of weekly sales. Your responsibility lies in managing employment costs for your staff and any council tax for the residential quarters. This setup empowers you to increase your income through sales growth, while we handle the operational details.

Additional Info

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property.  Our standard deposit is 25% of the headline rent.  On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.

Tie: All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme.  Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.

Service Charge Cost – £57.60 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement.  This also includes full access to e-learning for you and your staff.

*Zero Business Rates – Based on the April 2023 rating list, the Nil Rates Payable is based on small business rates relief being applied and the licensee only occupying one property for commercial purposes.

I am looking for an experienced operator who is willing to embed themselves into this community and deliver outstanding results. Your personality needs to shine through with it being such a community focused pub, this would ideally suited to an experience management couple or an energetic single operator, preferably with event hosting experience also to cease the function room opportunities within the business. A good local knowledge would be an advantage. Maintaining high-quality standards in all aspects of the business, from customer service to cleanliness and presentation, is crucial for creating a positive reputation and attracting and retaining customers. The operator should be able to plan and deliver a well-organized schedule of events and promotions throughout the week. This ensures that the pub caters to a diverse range of customers and keeps them engaged.
