The Raven is situated on the edge of a large mixed retail estate with easy access to the A14 and central Ipswich. Its location benefits from passing trade, local workers and the large Ravenswood estate built on the former Ipswich airfield.

Built in 2007, The Raven benefits from a single level operation with modern amenities, yet from the outside, looks like a warm and inviting traditional pub. The comfortable bar offers various seating configurations within smaller, unique areas, all of which surround a central ‘L’ shaped servery.

One end of The Raven is designed to meet friends and enjoy a traditional pub atmosphere. A pool room with TV is big enough for all your friends and the seating designed to mingle. The opposite end is for families, especially those with younger children. Our dedicated kids space with digital, interactive games will keep the little ones busy. There is also a customer facing pizza deck and ice-cream counter. The Raven offers a traditional pub-style menu with a 60/40 split in favour of food and the retailer would take 22% of income across these income streams, which is averaging £8,000 a week currently.

Recently redecorated externally, The Raven has a clean, attractive kerbside appeal and stands proudly to the entrance of the Ravenswood estate. This venue is ideal for someone with a passion for creating a great night out but also someone who can integrate into the local community getting actively involved with local organisations, charities and groups. Food experience is key with a proven 5 star score on the door and a focus on building a solid reputation. In terms of accommodation, the site boasts a well appointed two bedroom manager accommodation and a studio assistant manager flat.

Things to consider

In addition to the £5k security deposit and legal fees required for this agreement, you will need to cover your own insurance, except building insurance, which we’ll cover. Also, you’ll want to start thinking about your team; taking care of paying them and all other employment matters.

Before we all sign the agreement and see you heading into a whole new life, you’ll just need to show us proof that you’ve had independent financial advice from an accountant and solicitor, as dictated by the Statutory Pub Code. And, of course, obtain your personal licence (which we’ll help with) and complete your induction training.

It’s a five-year commitment, so you have loads of time to build the business and get it performing brilliantly but, if you do want to leave early, there’s always the option of six months’ notice with a ‘break’ clause in the contract.
