Letting Accommodation

Adjacent to the main building a self contained block offers an additional three, modern and immaculately presented en suite letting bedrooms with access to the rear garden.
In recent months, the letting rooms have achieved exceptional room rates and occupancy levels (c.97%) due to the staycation boom that many UK hospitality businesses have enjoyed. This is a trend which seems set to continue, with a good amount of forward bookings for Autumn/Winter 2021 and for Spring/Summer 2022.
External Details
The enclosed garden, which has unopposed views over the Dales, can be accessed directly from the dining room and is often utilised as an extension of the trade space during the summer months. Five picnic tables offer additional seating at the front of the property under an open sided marquee.
There is parking for three cars to the rear.
Owner’s Accommodation
There is a self contained, two-bedroom at above the bar and restaurant which is accessed via an internal staircase.
Staff
The business is owner-operated by a husband and wife team with an accompaniment of full and part time staff. A full schedule of employees can be made available to seriously interested parties on request.
The Opportunity
The Bolton Arms presents an ideal opportunity for an owner-operator to take on an incredibly well established and consistently profitable going concern. The picturesque, National Park location means there is an idyllic lifestyle opportunity, as well as a chance to build on and improve current trade.
The current owners have invested heavily in the premises over the past three years, having refurbished the bar & restaurant and spent a significant amount of money on the infrastructure, for example; upgrading the central heating system, installation of CCTV throughout the premises and having purchased many new items of kitchen equipment as well as other improvements.
