The Duke William is a rural pub is in Callow Hill, near to the Wyre Forest, 2 miles from the town of Bewdley. Located on the main road between Bewdley and Tenbury Wells, it attracts passing trade, along with tourists visiting the popular Wyre Forest and there are good public transport links to and from Bewdley. The Duke William is a superb example of a rural pub that focuses on well-kept real ales and a traditional food menu, alongside great entertainment and good customer service. The large grassed garden and children’s play area attracts families to the pub during the Spring and Summer and it is Dog Friendly. The pub benefits from having a caravan site, which is located behind the pub and on average there are 8 caravans using the site. Pub Layout
On entering the pub, you are greeted with 2 traditional bars which are well stocked with cask ale, a variety of lagers – premium, esteem and core, an excellent choice of wine and a good range of gins and spirits. The larger left-hand side bar presents itself as a dining area, which also has access to the garden and could be sectioned off for private events and functions. The right-hand side bar is popular with local drinking customers and benefits from an open fire, along with darts area and TV. A good sized commercial kitchen is to the rear of the pub. A large grassed garden to the side of the pub, which is enclosed for the safety of children and includes a children’s play area is also great for barbecues and events during the spring/summer. There is a large car park to the front of the pub and a Caravan site to the rear of the pub.

Additional Info
Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.
Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property. Our standard deposit is 25% of the headline rent. On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.
Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.
Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.
Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.
Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme. Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.
Service Charge Cost – £57.60 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement. This also includes full access to e-learning for you and your staff.

The operator who will engage at every level, leading and driving their business from the front. They will put their people and their community at the heart of everything they do. Focusing on great retail standards, traditional pub grub, championing cask ales and encouraging sports teams to drive this business further. Getting involved with local fundraising and events to create loyalty will build on the foundations here which are already sown in. They will have knowledge of all areas of marketing their business and showcasing this throughout social media at every level.
