Once a part of the old Manor of Birmingham, Hockley can boast being home to the world-renowned Jewellery Quarter and St Paul’s Church. Located on a main road three miles out of the centre of Birmingham. The Railway is a traditional end of terrace pub occupying a corner spot which boasts traditional beamed ceilings and stained glass windows
Pub Layout
The Railway can be accessed via two separate entrances, both located on the front of the building. The entrance toward the right will lead you straight into what is known as the Bar, this is a very traditional bar complete with separate bar, hard furnishings and a mixture of fixed and loose seating nicely decorated with commemorative Birmingham Railway pictures. Walk on through and you will find the pool area. Access the pub via the door on the left and you will find the lounge. Again nicely decorated you will be met with soft furnishings, fixed and loose seating, TV’s for showing sports and separate bar. The door that leads into the rear garden can also be located in the lounge. The beer garden has a smoking shelter and outdoor TV. There is a corridor between the lounge and the bar where you will find a separate entrance to the small food preparation area and also where the private questers can be accessed.
Although there is no car park there is plenty of roadside parking close by.

This is a true community site. Currently, this is a wet led pub, however, the addition of simple but tasty bar snacks could easily be introduced. The key to success at this site will be building relationships with the community, ensuring there is always a warm welcome, great ales and even making the pub home to different pub teams and community groups.

Consists of four double bedrooms, a lounge, kitchen and bathroom. There is separate access to the accommodation.

Additional Info
Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed)
Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property
Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business
Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened
Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture
Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme. Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.
Service Charge Cost – £57.60 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement. This also includes full access to e-learning for you and your staff.
