Lease A Pub In Bourne – The Horseshoe Is Available
The Horseshoes is a large roadside building situated on the A15 just south of Bourne in the village of Thurlby. It is close to Stamford and Spalding and the A15 goes direct to Peterborough within 10 minutes. Thurlby is a village and civil parish in the South Kesteven district of Lincolnshire, England. It is situated just west of the A15 road, 2 miles (3 km) south from the town of Bourne, and on the edge of the Lincolnshire Fens. It is sometimes referred to as Thurlby by Bourne to distinguish it from other villages in Lincolnshire with the same name. Thurlby and the hamlet of Northorpe to its north are conjoined. The parish had a population of 2,136 at the 2001 census and 2,153 at the 2011 census.
Pub Layout
On entering the pub through the front door you will see the bar to your left with a mixture of comfortable seating areas surrounding the bar area. There is space for the darts board on the right. Towards the rear of the bar is the cellar and a small food preparation area that should be utilised to offer a bar snacks menu with the toilets located to the right. There is a rear side door that leads onto the outside space. This is a relaxed quiet pub offering customers the opportunity to enjoy a pint and is well used in the summer months.

The Horseshoe is food led with an established customer clientele serving lunch and dinners 6 days a week. It has built up a solid reputation for good quality value meals (70/30 split). The menu is high to mid market level reflecting a good home cooked food offering. The Horseshoe also attracts locals and has a small bar area with good external drinking areas.
Private Accommodation
The private accommodation is reached via a private stairway to the back of the pub. There are 2 main double bedrooms and 1 smaller room suitable for single bed or can be used as an office. There is also a large living room and good sized bathroom. The private quarters are in good condition.

Additional Info
Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.
Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property. Our standard deposit is 25% of the headline rent. On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.
Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.
Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.
Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.
Tie: All drinks categories are tied. For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.
Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme. Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.
Service Charge Cost – £57.60 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement. This also includes full access to e-learning for you and your staff.

The Horseshoe represents an opportunity for new Landlords to take an existing well run business and further develop. This could be via developing the menu, extending trading hours (currently closed Mondays) or building the wet side of the business.
The current tenants have ran the pub for close to 20 years and want to take a break from the hospitality business. Their work at the Horseshoes is clearly evident yet someone new would want to put their own stamp on the business and take the pub even further forward.
Admiral Taverns are ideally looking for an experienced operator, whilst pub trade experience is not essential catering experience is a must, either for the tenant themselves or at the very least there must be a chef/cook on board. Unfortunately the Horseshoe would not be suitable for a first timer operator.
