The Village is within easy reach of the Southwest cities of Bristol, Bath and Wells and just a short drive to the beautiful Mendip Hills with their famous caves at both cheddar and Wookey hole. Pub Layout
As you walk in to the Star, the traditional well-kept and beautifully decorated interior, oozes charm and gives the feeling of a real home from home. The sociable central bar servery links the two ends of the pub impressively and acts as the hub of the pub, in fact, the hub of the village. The table layout is slightly more traditional to the front of the pub, whereas to the rear, there is a popular pool table and darts board as well as housing large wall mounted TVs. This area could also possible be utilised as a small function room to host entertainment and live music.
Externally there is parking for around 15 cars and a small covered patio however, wrapped around the property are beautifully well kept gardens hosting many traditional benches and brollies along with a newly installed children’s play area.

The Star Inn is a quality village wet led pub that serves food, The drinks range across all categories is extensive, the food traditional and the welcome warm and friendly. The pub is open 7 days a week and is perfectly zoned to enable customers to enjoy their visit no matter what the occasion, a quiet drink with friends, watching the match or out for a nice traditional pub meal whether it be lunchtime or early evening. Mid-week there are plenty of reasons to visit with Pool and Darts teams and the ever-popular SKY and BT Live Sports on most evenings. At the weekend the pub is a hive of activity all day with regular live entertainment keeping the friendly and buzzing atmosphere going right up until the final bell. They also have the luxury of holding occasional barbeques outside in the summer months in the beautifully extensive gardens which can also be perfect for socialising from Spring to Autumn and a magnet for local families with the newly installed kids play equipment.

Additional Info
Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.
Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property. Our standard deposit is 25% of the headline rent. On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.
Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.
Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.
Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.
Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme. Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.
Service Charge Cost – £57.60 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement. This also includes full access to e-learning for you and your staff.

The ingoing tenant at The Star Inn should fully understand the fundamentals of running a community pub and be able to demonstrate the ability to connect well, with a broad range of locals and customers to drive regular return visits promote recommendations. The outgoing tenant will hand this business over with the business in fantastic shape. That’s not to say there is not opportunity to be had as additional revenue opportunities here include extending opening hours, expanding the drinks range further and utilising the outside space regularly throughout the summer for such events such as Cider and Ale festivals, Family fun days and eternal live events.
