The Trident is ¼ mile from the centre of Burntwood set in a residential area, Burntwood is a small town midway between Walsall and Litchfield. Burntwood is a former mining town and civil parish in the Lichfield District in Staffordshire, approximately 4 miles west of Lichfield and north east of Brownhills.
Pub Layout
The Trident is a large detached building with a small parking area to the front and a larger car park to the rear there is also a patio area with a number of benches at the rear and a small grassed area. There is a covered area as well that is used as a smoking solution.
As you enter the pub from the front entrance you enter a large open plan lounge/bar area with a large well stocked bar to your right. Follow the lounge through to patio doors at the far end and this leads to a large family friendly beer garden nicely enclosed by fencing with a small driveway down one side which leads from the front of the pub.
As you enter to the left had side is a Pool table and to the top end is a raised stage area which also includes a darts throw.
To the right hand side of the lounge is a separate room that is accessed through a doorway that can be closed off and used as a separate function room, this also has service form the main bar and has a number of darts throws.

The Trident, Burntwood
The Trident is a well established community local and has been well run for the last 13 years, the trade is based around pub teams through the week and entertainment at weekends. Sky sports has been successful in the past and there is scope to bring back to drive more footfall. The custom is local residents and regulars who will frequent other pubs in the area at weekends but use the Trident as their main base. The pub trades very well in the summer months due to the beer garden and events planned to utilise this space.
There is no trading kitchen however a prep room is available so a small back bar offer goes down well.

The private accommodation is well appointed and has 3 bedrooms, kitchen and lounge.
Annual Rent: £20,000

Tie: All drinks categories are tied. For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Additional Info
Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.
Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property. Our standard deposit is 25% of the headline rent. On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.
Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.
Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.
Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.
Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme. Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.
Service Charge Cost – £57.60 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement. This also includes full access to e-learning for you and your staff.
