The George & Dragon is situated in the quaint village of Tarvin which is located just six miles east of the historical city of Chester and has great road links to Liverpool and Manchester. The village itself is picturesque with all the local amenities surrounding the pub such as hairdressers, independent shops and takeaways.
Pub Layout
The pub is a large fronted detached building situated on the main high street. There is a large car park to the left which could easily hold 20 cars. Internally the pub has three distinctive areas, the main bar area comprises of booth seating and is light and airy with wooden floors, to the left is the dining area with modern fixtures and fittings and is carpeted with loose tables and seating for around 40 people. The remaining space is connected to the bar and has a pool table and television which ensures people can enjoy all up to date news and events. The bar is impressive with wooden panelling. Externally there is an enclosed beer garden which is a sun trap in the summer months and can easily hold 10 plus benches. The pub is in excellent condition throughout.

The George & Dragon is currently very well supported by the local community and also welcomes visitors to the area who may well be using one of the six exquisitely decorated en-suite letting bedrooms above the trading area. Food is quite popular although there is huge potential for the right licensee to unlock the offer with a traditionally inspired menu to suit the requirements of the overall retail offer. The food is currently good value for money and is served daily. The bar is well stocked with a good range of cask and keg beer as well a great selection of premium spirits and soft drinks which the licensee can choose from an extensive product list. Live music and weekly quiz events have been very popular as has live Sports events which are shown in the sports bar TVs.

The private accommodation is very well appointed with a private kitchen, bathroom and three good sized bedrooms.

The George and Dragon has six letting rooms. The rooms are currently advertised on external websites such as booking.com and are charging around £70 per room per night.

Additional Info
Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.
Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property. Our standard deposit is 25% of the headline rent. On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.
Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.
Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.
Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.
Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme. Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.
Service Charge Cost – £57.60 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement. This also includes full access to e-learning for you and your staff.

The pub requires a new licensee that can really get the best out of all of its facilities. The individual or couple should have a good knowledge of Tarvin and the surrounding areas which has quite a diverse customer base. They should be able to amalgamate the main three income stream drivers to really benefit their own profit levels.
