Indoor trading area
The Keyberry Hotel has two bar areas, one of which focuses on pub sports and the other which is a more comfortable lounge area with an open fire, ideal for cosy winter drinks. Positioned just off the lounge bar area is a functioning trade kitchen and dining area which requires further development but is a fantastic opportunity to develop a suitable food offer. There are four en-suite letting rooms on the first floor, all of good standard which could be utilised for extra takings. To the rear of the property is a large function room with space for approximately 60 covers which is used regularly by local skittles teams and has its own bar servery and toilet facilities, a great amenity which brings the local community together within this space. This property also has a large cellar and good storage facilities are positioned on the ground floor with good internal and external access.
Outdoor trading area
The external trading area consists of a covered smoking shelter positioned in front of the function room and is a great space for extra covers in the summer months.
Your living accommodation
Positioned on the ground floor, this self-contained flat offers easy access to the main trading areas, with two double bedrooms, lounge, kitchen and bathroom.
Surrounding area
The Keyberry is positioned at the centre of a major residential area with easy access to both the town centre and the south Devon Link Road which will offer quick access to Torquay, Paignton and Brixham. There are plans for further residential and business developments proposed in the immediate vicinity of the pub upon completion of the south Devon Link Road which will be beneficial to bring in extra trade from these surrounding areas. Situated opposite Decoy Country Park, this pub is the ideal location for a lunchtime beverage after a day of exploring.

The Keyberry Hotel
Regional Manager’s thoughts on the Keyberry Hotel
This pub has a huge amount of potential with the opportunity to develop wet, dry and letting income. The pub requires a hands-on publican with a great personality who is prepared to become the focal point of the community. This pub would be suitable for both experienced publicans and those new to the industry.
Simon, Regional Manager
