Lease A Pub In Gateshead – The Bay Horse Is Available
The Bay Horse is situated in the Windy Nook area of Gateshead. The area is densely populated with a mixture of private and council housing. This large, detached, impressive building occupies a prominent position at the top of the bank from the Felling area. Windy Nook is home to a wide range of the local population from families through to retired who all live in the vicinity so the pub really does cater to all ages.
Pub Layout
Internally the pub breaks down into three clearly defined trading areas. A games room / snug area, complete with a pool table and darts boards for both locals and teams throughout the week – this area leads on to the gents toilets. The main trading area is on the right-hand side as you enter the pub with a mixture of fixed and loose seating. To the rear is where you will find a function space that leads into a Conservatory extension creating additional covers and space for events. Externally, to the rear is a recently landscaped beer garden that is very popular during periods of good weather and very safe for families to use with some space for younger children to play. Additionally, to the front there are a couple of benches which can be used as an overflow or to those who like to watch the world go by.

The Bay Horse operates as a drinks led business, however this could easily be changed as it does have an unused commercial kitchen which we would encourage the next licensee to take full advantage and catering to a wider audience. Sports teams play from the pub which include both Darts and Pool creating a good mid week trade. There is a strong daytime presence with an older clientele who enjoy meeting to watch the horse racing and share a few pints with friends. This can be further enhanced by creating a small club feel with some bar snacks being provided on selective days – This works particularly well at other Admiral pubs locally in Felling.

Additional Info
Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed)
Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property
Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business
Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened
Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture
Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme. Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.
Service Charge Cost – £57.60 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement. This also includes full access to e-learning for you and your staff.

The Bay Horse has been run under a multiple tenant with a manager in place for the last 6 years. The pub would benefit from a more traditional hands on licensee who would be willing to explore a food offer to enhance the income streams at the pub.
