Samuel Pepys is a fantastic, deceptively large, terraced pub situated within a 3 minute walk from the centre of Huntingdon. Huntingdon is home to many local businesses, including Huntingdon
Racecourse and Hinchingbrooke Business Park which has many offices and warehouses located in it. The town lies on the north bank of the River Great Ouse, opposite Godmanchester and close
to the market town of St Ives in the east and the village of Brampton in the west. The street that Samuel Pepys sits on is a mixture of commercial properties, with hair dressers, restaurants and
some residential houses. Behind the pub is mainly a large residential area of privately owned properties. Huntingdon is an old market town situated between Peterborough and Cambridge and
is used by many as a commuter town as the station has good links into Cambridge and London.
Pub Layout
The pub has a large split level bar area with balustrading to section off service areas, loose furnishings are used to create casual dining areas for circa 50 and also comfy sofas for a more relaxed experience. The toilets are along a corridor to the rear of the pub, the kitchen has easy access to the pub. There is also a large garden to the rear which is fully paved and has a purpose built area for BBQ’s or beer festivals along with some covered area’s that can be used all year round for alfresco dining and drinking.

The pub currently operates as mainly wet led with a small and recently growing food offer, we believe there is an opportunity to drive this further. There is further opportunity to be more premium against the value led pubs that are in central Huntingdon itself. We are keen to discuss with prospective Landlords how they would want to drive the Samuel Pepys to be the anchor point of the town.

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture
Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme. Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.
Service Charge Cost – £57.60 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement. This also includes full access to e-learning for you and your staff.

The Samuel Pepys already operates well but there is scope to go further and potentially in a different direction. Food can be more of a focus here with a menu that would drive lunchtime and early evening diners as well as a first choice Sunday / roast offer which is lacking in Huntingdon. We are also looking for somebody who can make the most of the large, enclosed patio to drive the pub to be the centre attraction of Huntingdon.
