The Stanley Arms Hotel is located in the Peak District National Park, surrounded by breath-taking countryside used frequently by ramblers, within the boundary of Macclesfield Forest and its associated reservoirs and claims to be one of the highest in the country. The Peak District is an upland area in England at the southern end of the Penines. Mostly in Denbighshire, it extends into Cheshire, Greater Manchester, Staffordshire, West Yorkshire and South Yorkshire. Nearby Manchester, Stoke-on-Trent, Derby and Sheffield sends millions of visitors – some 20 million live within an hour’s ride and is easily accessible via car, bus and trains.
Pub Layout
Upon entering the Stanley Arms from the car park you will find to the left hand side a function / dining room which has previously been a pool room but has now been converted into a select dining area which caters for approximately thirty people. From here, you can access a good sized catering kitchen. Returning back to the main entrance and turning right you will find the main bar which currently offers a selection of real ales, lagers and a selection of red and white wines. Featuring an open fire, it creates a cosy feel, in particular in those colder months. Walk through you will find two further seating areas with a mixture of fixed and lose seating and making this the perfect space for sit down bar meals. A corridor leads to the ladies and gents and stairs lead to the private accommodation.
Externally there are two outhouse buildings, one of which houses the dry store and walk-in fridge freezer, the additional outhouse is used as a cellar. Located behind the outhouses, there are stairs up to a raised garden which is currently not being used but could offer additional external drinking / eating space to the main beer garden which is situated next to the car park and covers circa 15/20 vehicles.

The Stanley Arms is a food destination, drive to pub which offers a cosy, warm atmosphere and currently offers a traditional home cooked food offer which is in keeping with the country feel that the site captures. The pub offers three cask ales alongside lager, ciders, wines and spirits. There is room for growth here in way of preimmunising the current offer by introducing high end lagers and utilising the lettings rooms by offering package deals such as dinner, bed and breakfast.

Additional Info
Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed)
Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property
Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business
Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened
Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture
Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme. Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.
Service Charge Cost – £57.60 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement. This also includes full access to e-learning for you and your staff.

Admiral Taverns are looking for an experienced family or couple who can work both the front of house and back of house including managing a busy kitchen and letting rooms. They must be able to market the pub well through not only social media but tap into the local farming community by thinking outside the box. The new licensees must exhibited drive and passion along with strong business acumen.
