Musselburgh, located on the coast of the Firth of Forth is home to the Horseshoe Tavern and is the largest settlement in East Lothian. Located on the corner of the road, the name gives itself to the shape of the pub. Surrounded by housing and shops and with a population of around 21,000, this area is the hive of local activity with the Horseshoe Tavern immersing itself into this and supported by a loyal core of regular customers. With good access links via bus, train and car this site benefits from a substantial amount of passing trade alongside a core regular cliental.
Pub Layout
Upon entering the Horseshoe Tavern from the main road you will find the main bar area. This area features the main bar servery providing a selection of real ales, lagers and premium drinks. The bar area provides high seating with a mixture of fixed and loose low seating with stained glass windows and TV’s offering sports viewings. To the left of the main entrance their is a snug room featuring a pool table, ideal for team sports. To the right of the bar you enter the lounge area. This is warm, cosy and snug with low lighting, a mixture of fixed and loose seating and its own small bar servery providing the perfect escape for that quiet drink. There is also a darts board located in here which, again is ideal for pub sports and promoting local team events/leagues. The lounge area could also be used as a private function area for encouraging local meetings and charity events.

Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed)
Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened
Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture
Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme. Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.
Service Charge Cost – £57.60 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement. This also includes full access to e-learning for you and your staff.

Admiral Taverns are looking for a licensee who has had experience in running local community led pubs. They must be able to market the pub well through not only social media but tap into the local community by thinking outside the box. The new licensee(s) must be willing to emerge themselves into the local community and must exhibit drive and passion along with strong business acumen.
