The Maindee Hotel is a vibrant pub on the popular Maindee circuit. Maindee is a large inner-city commercial and residential area within the city of Newport South Wales. The pub itself sits on the corner of the Chepstow Road with local shops and amenities within walking distance. With Newport train station less than a mile away on foot, the University just the other side of the river as well as easy access to public transport and main roads, the Maindee benefits from plenty of passing footfall and future potential.
Pub Layout
On entering the pub from the front, your eyes are immediately drawn to the well stocked bar in front of you with a wide range of draught products, and a good selection of wines and spirits. To the left of the bar as you walk in is the sports area with a pool table and dart board which are used most days to host a number of regular teams. On the right hand side of the bar is the lounge area with a mixture of loose and fixed seating that is open, inviting, bright and cheery To the rear of both areas is a corridor that leads to both the male and female toilets.

The Maindee Hotel, Newport
The Maindee is a wet led pub that is well supported by the local community throughout the year. There are a number of sports teams that play from the Maindee on several nights throughout the week generating additional income from both the home teams and visiting away teams. Sky Sports is shown at the venue and is popular with the locals for a variety of sporting events as well as during the day for showing the horse racing. There is also a small galley kitchen which allows room to expand the offers currently available with the possible introduction of a small food menu. There is currently no cask ale at the site, however this is something that can be explored and tapped in to going forwards.

There is no private accommodation at the site as the rooms have been converted into letting rooms.

There are five letting rooms at the site with one communal kitchen and one bathroom.

Additional Info
Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.
Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property. Our standard deposit is 25% of the headline rent. On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.
Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.
Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.
Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.
Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme. Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.
Service Charge Cost – £57.60 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement. This also includes full access to e-learning for you and your staff.

Admiral are looking for a licensee for the Maindee Hotel, who can continue on the positive path this site is already on. The right licensee will work hard to maintain the already strong links with the local community, continue and develop the weekly rhythm and associated events as well as using new and innovative ways to drive additional footfall into the Maindee Hotel. The new licensee would also follow and adopt new market trends to develop on the current drink offer, utilise the lettings rooms throughout the year and be the ultimate host. There are sports teams associated with the Maindee which will continue to be an important part of the retail offer.
