The Jolly Brewers is a large main road country dining pub with rooms which benefits from a great location in Shouldham Thorpe, a hamlet on the A134 between Kings Lynn and Downham Market. The A134 leads to the West Norfolk coast which is a 30 minute drive from the Jolly Brewers. It is surrounded by farmland and countryside. The beautiful West Norfolk Coast is just 30 minutes away and this is a key route towards destinations such as Huntstanton and Heacham. Pub Layout
Walking from the extensive car park you pass the large smoking area and enter the bar area. This is an open plan room with a horseshoe shaped bar servery with a cosy fire on one side and the entrance to the restaurant on the other. There is also a small conservatory area off the bar, currently used as extra covers but with the opportunity for private dining or functions. On entering the substantial open plan restaurant the layout allows for clear visibility to all the covers and provides for ease of service. The large and fully equipped trade kitchen is located just off the restaurant. There are separate stairs to the 4 letting rooms which also have their own external entrance for guests use.

Admiral Taverns are seeking an experienced food operator with knowledge and experience on how to drive a quality restaurant further forward which may include more premium dining options. They also need to have accommodation experience as this is a key profit centre for the pub with 4 letting bedrooms, which have en-suites. They must also be comfortable looking after the locals who mainly use the pub side. Overall the ingoing licensee will need to be multi-faceted and have strong leadership and marketing skills. All areas of the business operate well yet can be refreshed with a tailored offer. There are opportunities for weekly/monthly conferencing events given the space this pub enjoys.

Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed)
Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property
Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business
Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened
Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture
Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme. Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.
Service Charge Cost – £57.60 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement. This also includes full access to e-learning for you and your staff.

We are looking for a new operator to have the drive and vision to take a large pub to new levels. All areas of the business operate well yet the offer needs to be refreshed with a refined offer. There is also more opportunities for local marketing, and weekly / monthly sales events as well as functions.
