The British Lion – St Helens
The British Lion is located in Thatto Heath, a suburb of St Helens in Merseyside. The property is a detached corner plot building consisting of lounge and sports bar with a small pool area in between the two. The area is densely populated and has some competition from a number of outlets, most of which are similar in style to the British Lion. The pub is very clean & comfortable and traditional internally but has a rather dated exterior, which is why we are currently looking at a potential signage scheme in order to reposition the pub within the community. The British Lion is popular with locals because it is comfortable, has good standards and has a solid more mature community base.
Pub Layout
The British Lion is a three room operation. From the side entrance you have access to the long and narrow sports bar with wall mounted televisions showing live sporting events, this then leads through into a games room housing a pool table and a darts board. Accessed through the games room and also the front entrance, you are welcomed in to a spacious and well-appointed lounge with a mixture of fixed and loose seating. Additionally, there is a paved courtyard to the rear of the property which does well in the summer months.

The pub is predominantly drinks focussed, all popular with the supportive locals. It is very sports led, with live sporting events on the televisions with football and rugby league proving most popular, along with accommodating pool and darts players.

Additional Info
Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed)
Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property
Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business
Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened
Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture
Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme. Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.
Service Charge Cost – £57.60 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement. This also includes full access to e-learning for you and your staff.
