The Grapes is a freestanding, community local pub located in a densely populated residential area, just a ten minute walk into the centre of Stockport with shops and amenities close by. Only a five minute drive to the M60, the main motorway orbiting Greater Manchester connecting to the M62, M63 and M66. Stockport is a large town and lies seven miles from the centre of Manchester and in the 2011 census the population of Stockport was 283,275 and is made up of approximately 51% females and 49% males.
Pub Layout
On entering the pub, you will find a sports area to the left side with a TV for the regulars who enjoy watching the horse racing, a pool table, darts board and loose seating, this area leads onto the ladies and gents toilets. To the right side of the pub is the lounge area featuring an open fire with comfortable, mixed and loose seating. Access to the beer garden is also from the right hand side of the pub. This large external area benefits from a significant amount of cover and has a mix of furnishings. The pub trades from one ‘U’ shaped central bar that services all areas. To the front of the pub there is a car park for up to 6 cars

The private accommodation consists of: Three bedrooms, lounge, kitchen and bathroom.

Initial start up rent £1 per week for first 2 weeks followed by £150 per week (terms to be agreed with BDM)

The ideal licensee (s) will have strong links in the community and will have the skills to enhance the current offer and will look to develop the entertainment in the way of bingo, karaoke etc. They should cater for pub teams, family gatherings and televised sports, making this hub of the community.
