Private Accommodation: The Private accommodation consists of a separate two bedroom cottage with kitchen diner, lounge and a dining room on the ground floor. The first floor has two bedrooms and a family bathroom with shower.
Location: The Wellington Hotel is situated in the heart of the village of St Just approximately 5 miles from Penzance and the well visited St Michaels Mount. The area also benefits from extensive coastal walks in areas of outstanding natural beauty. There is a strong trade at the Wellington with a mix of accommodation, food and drink, with the Wellington also serving the local community in various events and activities.
Trading Potential: The Wellington has three main income streams, the 11 bedrooms, which due to the central position of the Wellington has very good occupancy levels – popular with those booking individually, as well as the larger walking groups. There is a nice first floor dining area as well as the main bar area for the food and drink and St Just itself boasts some very well attended festivals annually.
There is opportunity to leverage food and accommodation packages as well as taking advantage of some key holiday events like Christmas and New Year.
New Publican Profile: Having previously run an accommodation site will be a distinct advantage, but also the food opportunities especially in the main trading season needs someone confident they can deliver that locally sourced traditional fayre. Like all small towns in the southwest it is important that the ideal candidate be able to get involved in the local activities making the Wellington the centre of what is going on. Internal
Trade Areas: Bar: The trade area consists of a single bar operation catering for approximately 30 covers. On the first floor there is a breakfast room which can also double up as a dining room during the very busy summer months which has a further 30 covers. The site benefits from plenty of storage areas with a spacious cellar situated in an outside building across from the rear door. There is a catering kitchen with an adjoining wash room.
Rooms: The hotel consists of 11 bedrooms all en-suite, with 1 single, 4 family rooms and 6 double/twin. All rooms have benefited from extensive refurbishment and upgrading to current fire regulations. The Wellington is on all the major booking websites but also has strong links with UK and overseas tourist operators.
External Trade Areas: Externally there is a small patio garden area to the rear which is private and peaceful. At the front there is a small seating area overlooking St Just village square.. Although there is no parking at the site there is a large car park about a 2 minute walk away
