It is well situated for the nearby M58 which links West Lancashire to the M6 near Wigan. It is approximately 600m from the busy, pedestrianised town centre with its popular twice-weekly market, Edge Hill University and Ormskirk railway station are also nearby.

It comprises a bar and a larger lounge both serviced by individual serveries. The bar has a small snug to the rear which is used as an additional dining space when required. The lounge is very much food driven and has a capacity for 50 covers and leads to a pleasant garden area. There is a darts team based at the property but team games/sports do not currently form a significant part of the pub operating style.
Externally there is a recently decorated outside area with seating in an enclosed garden.

The Yew Tree is a community, food-driven operation (opening hours 12-2.30, 5.30-7.30) and offers quality, homecooked food at a very reasonable price point. It also has significant wet-only clientele who predominantly use the comfortable bar area in the early evening and at weekends. There are no sports channels available and live entertainment does not form part of the current offer but there is the potential for these activities to be introduced.
The successful applicant will be an experienced caterer/chef capable of developing the existing business without alienating the existing clientele. This will be done via menu development, improved marketing, promotional plans, and a more visible social media presence. Additionally, the wet side of the business can be developed via focused marketing and the drive and enthusiasm to take this already well-established business to a new level. Experience is preferential but not absolutely necessary.
