The Duke of Wellington is a very attractive stone built detached building in the affluent and extremely desirable village of East Keswick, which is approximately 4 miles from Wetherby, 12 miles from Leeds and 10 miles from Harrogate. The village can be accessed via the Harewood Road from Collingham. The exterior benefits from a very attractive, tasteful contemporary signage and a spacious beer garden. There are two bar areas in the internal area, both with working feature fireplaces, as well as a large and airy separate contemporary dining area. There is a good-sized trade kitchen, ideal for developing the current, successful food offering. Stonegate Pub Partners are seeking a publican with previous catering experience looking to operate a destination food offer.

Indoor trading area
The internal trading area is in excellent condition throughout, decorated in a modern, country pub style. The main bar area is accessed via the car park, as you enter the pub you are greeted by a beautiful long bar servery. There are 10 covers present, made up of loose seating and an open fireplace, adding to the welcoming atmosphere. To the left is a separate snug with seating for 30 covers and a wood burning stove, the idyllic spot for comfortable drinks in the winter months. The second bar area is accessed through the front entrance and is very light space with another cosy fireplace. There is an impressive, open plan restaurant with dark leather booths and wooden seating that provides up to 60 covers. The trade kitchen is well-equipped and can comfortably accommodate the number of covers for the restaurant, perfect for continuing the already successful food offering.

Outdoor trading area
The outdoor area consists of an attractive and well-maintained patio area that sits to the side of the pub, with plenty of room for 50 customers. It is lined with beautiful greenery and flowers, a great setting for after-work drinks during the hotter months. A large car park runs around the pub and provides space for up to 20 vehicles, ideal for customers travelling from surrounding areas.

Surrounding area
East Keswick is an affluent village at the heart of the so-called golden triangle of Wetherby, Harrogate and Leeds. The village can be accessed via the Harewood Road from Collingham. It is a quiet conservation area with its own Wildlife Trust and many pleasant walks that are enjoyed by both villagers and tourists. There is one other pub in the village which is predominantly wet led so there is no direct competition and the two serve the village quite well and act as a hub for the local community to socialise.
