Located in a small and affluent Cambridgeshire village on a quiet through road, The Navigator is a key part of the Little Shelford community as it is the only pub in the village. Just to the south of Cambridge, Little Shelford is commutable to the city via car in around 15 minutes and also into London on the train to Liverpool Street Station in under 2 hours. A very popular village for residents, Little Shelford has plenty of local amenities, countryside views and rambling walks all on the doorstep.
Pub Layout
The Navigator is a traditional building which is well kept throughout, with beautiful low beams and a large stone fireplace. The pub is kerb side with its car park predominantly being used for outside trading and also for 4/5 car parking spaces. The main entrance to the site leads you into the one bar trading operation, with ample seating surrounding the bar for approximately 50 covers and some higher tables with stools just to the right and in front of the bar. A side door leads you out onto the side terrace, which has been created by reclaiming around two thirds of the car park. The area has been laid with artificial grass & on occasions is covered by a marquee for functions during inclement weather. A small children’s play area is located at the rear of the property and a few garden benches are located close to the entrance of the pub, to the side of the remaining car park.

The pub has been very successfully run by the current tenant for over 15 years with a well established Thai food offer that runs throughout the week including Sundays. A full bar offer is also available including cask ales & world beers. Food is the main driver of the pubs business with an estimated 70/30 split and customers visit from not only the local village but other surrounding villages as well.

Additional Info
Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.
Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property. Our standard deposit is 25% of the headline rent. On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.
Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.
Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.
Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.

Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme. Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.
Service Charge Cost – £60.89 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement. This also includes full access to e-learning for you and your staff.
*Zero Business Rates – Based on the April 2023 rating list, the Nil Rates Payable is based on small business rates relief being applied and the licensee only occupying one property for commercial purposes.

The successful new licensee will have a fantastic opportunity to continue with a well established Thai food offer & perhaps add some additional options to expand and vary some of the menu. An alternative of lunchtime snacks and traditional Sunday Lunch could potentially be very welcome at the site. Some traditional pub activities and offers would also increase the wet sales by attracting new and additional customers to the already healthy current food trade.
