The Railway is a detached building that sits in a prominent raised position just off the main road on the outskirts of Sheffield, just a ten minute walk to the busy Meadowhall shopping complex. Locally the site benefits from having good residential areas close by, with local amenities and factory units also within walking distance. The pub is located north of Sheffield and is approximately five miles from the city centre
Pub Layout
The site trades from two well-furnished rooms comprising of a main bar and a lounge bar that are both serviced by a well equipped central servery. The ladies and gents toilets are located in the lobby which is accessible through both rooms to the rear of the pub as well a compact food preparation kitchen, located just off the trading rooms. The lounge is located to the right side of the pub and it can seat up to 20 covers and the taproom is to the left with a pool table and darts oche. Externally the site has a small patio area to the front, a large enclosed garden and decked area to the side and rear, a smoking shelter and a reasonable sized car park again to the rear of the property for up to 10 cars.

The site is very much wet led, with a loyal customer base. Through the week, the pub has a number of teams including pool, darts and dominoes and is also well supported in the early evenings. It is also popular with entertainment and offers quiz nights, karaoke and occasional live entertainment at weekends. There is a food preparation area so there is the opportunity to introduce a bar snack menu as an additional income stream. We are looking for applicants familiar with traditional community pubs and the skills and experience to become part of the community.
Private Accommodation
The private accommodation can be found on the first floor and consists of two large bedrooms, lounge, kitchen, bathroom and office that are basic but in reasonable order.
Annual Rent: TBC
Security Deposit: £4,000
Working Capital: £2,000
Stock: £1,000
F&F: TBC (Funding options may be available)
Training: £325 plus VAT

Additional Info
Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed)
Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property
Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business
Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened
Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture
Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme. Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.
Service Charge Cost – £57.60 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement. This also includes full access to e-learning for you and your staff.
