Located centrally in the beautiful Peak District market town of Ashbourne The Bridge is a split-level chameleon style pub. The upper ground level serviced by a central bar has front and rear seating and lends itself more toward family friendly drinking and dining. There is a staircase which takes you down to the lower ground level this benefits from its’ own bar and leads out to the large external courtyard.

This site presents an opportunity to be multifunctional, food led on the upper ground as it is serviced by a large catering kitchen, sports led on the lower ground level as this level has the space for pool, darts and live music, additionally this level could easily be segregated off for private functions. Each floor is serviced by its own gents and ladies’ toilets.

The Bridge would suit ideally a couple with managed house operational experience possibly one front of house and one back of house. Whilst the Bridge presents a unique opportunity a flexible style will be required to operate different trading styles from one building.

What we expect from you

Our Foundation Agreement is a proven business-model, perfect if you want your own pub business with the support of an established and local-led pub company.

In addition to the £5k security deposit required for this agreement, you will need to cover legal costs (£360 inc VAT), and your own insurance (except building insurance, which we’ll cover). Also, you’ll want to start thinking about your team; taking care of paying them and all other employment matters.

We’re on-hand to offer guidance as you plan your business overheads, like business rates (and your own residential Council Tax). Also, start thinking about any internal repairs and decoration you’d like to do to bring the place up to standard and committing to an annual decorating fund.

Before we all sign the agreement and see you heading into a whole new life, you’ll need to show us proof that you’ve had independent financial and legal advice and have completed a sustainable business plan, in accordance with the Pubs Code. If needed, we can assist you in obtaining your personal licence and will enrol you onto our BII accredited induction training. In addition, we will provide you with free membership to the BII who can provide the impartial, professional advice you need when entering into, and for the lifetime of your agreement.

It’s a five-year commitment, so you have loads of time to build the business and get it performing brilliantly.
