We’re on the hunt for tenants for the Bridge in Grinton. This is a wonderful prospect to build on what is already a well-established business with a fantastic reputation in the local area.
The Bridge is a traditional Swaledale pub with rooms nestling beneath the towering Fremington Edge and Harkerside. This pub lies on both the Coast-to-Coast and Inn Way walks, and the Dales Cycle Way. It is currently well known for its fresh locally sourced food menu. Bursting with period features and traditional Dales charm the pub itself features a wood-panelled bar with open fire, lounge with sports TV and two dining rooms. There are an additional five letting bedrooms. The Bridge has built a great reputation both with locals and tourists alike for its quality food and drink offer.
The ideal candidate(s) needs to have good experience in food and drink. Letting room experience would be an advantage. The ideal candidate(s) would also need to excel in customer service and appreciate what good looks like.

Things to consider
This agreement offers the most independence, but also needs a bigger commitment from you. You’ll need to put in a £5k security deposit or 25% of the annual rent, whichever is higher, plus pay your own rent (the yearly increase will be capped to the Retail Price Index) and cover your own legal fees. You will need to cover your own business insurance and start thinking about your team; taking care of paying them and all other employment matters.
We’re on-hand to offer guidance as you plan your business overheads, like business rates, annual service charge, Council Tax, and utility bills. Also, start thinking about any internal repairs and decoration you’d like to do to bring the place up to standard and consigning to an annual decorating fund. Not to mention what fixtures, fittings, and glassware you’ll get for your pub.
Before we all sign the agreement and see you heading into a whole new life, you’ll need to show us proof that you’ve had independent financial and legal advice and have completed a sustainable business plan, in accordance with the Pubs Code. If needed, we can assist you in obtaining your personal licence and will enrol you onto our BII accredited induction training. In addition, we will provide you with free membership to the BII who can provide the impartial, professional advice you need when entering into, and for the lifetime of your agreement.
It’s a three or five-year commitment, so you have loads of time to build the business and get it performing brilliantly.
