The Butler’s is a large pub perfectly situated on the busy high street of Frogmoor near High Wycombe main high streets. The pub is set over two trading floors, with the ground floor consisting of a large bar and approx 60 covers of seating, a dance floor, DJ Booth and several TV screens including a large pull down projector, ideally for watching big free to air games and events. On the first floor is a large balcony with another bar additional TVs screens and round another 40 covers. There is also some great outdoor space with a garden to the rear, with some covered seating with 60 covers in total.
Butler’s is currently trading at £8,000 per week of wet trade and the new incoming partner will be able to continue to offer their own food retaining 100% of that food menu sales, but it has the potential to achieve up to £12k a week by targeting extra food and drinks sales. The existing menu in Butler’s is offering a traditional “pub grub” menu in the pub and also across online delivery apps. This is ideal for an existing high street operator with some food experience and if from a sports bar candidate we may consider adding addition Sky and TNT sports to the pub.
The pub also has a good sized managers flat with 3 double bedrooms, lounge, kitchen and bathroom.

What we expect from you:
Our Retail Agreement is a proven business-model, perfect for entrepreneurs who can drive sales, standards and guest experience.
In addition to the £5k security deposit required for this agreement, you will need to cover legal costs (£360 inc VAT), and your own insurance (except building insurance, which we’ll cover). Also, you’ll want to start thinking about your team; taking care of paying them and all other employment matters.
Before we all sign the agreement and see you heading into a whole new life, you’ll just need to show us proof that you’ve had independent financial and legal advice and have completed a sustainable business plan, in accordance with the Pubs Code. And, of course, obtain your personal licence (ask a member of our team about booking this course free of charge with us) and complete your induction training.
It’s a five-year commitment, so you have loads of time to build the business and get it performing brilliantly but, if you do want to leave early, there’s always the option of six months’ notice with a ‘break’ clause in the contract
