The Grand Union is a one room bar with a good commercial kitchen situated in the New Walk area of Leicester. It attracts students, office staff, Tigers and Foxes fans on their way to and from the games as well as city centre weekend circuit drinkers. It’s a great town centre pub attracting a range of guests throughout the daytime and into the evening that is underperforming currently but has huge potential. There is 40 covers in the pub and a small outside area. There is a 1 bedroom living accommodation upstairs.

– Average weekly sales is £3,500 and sales mix of 90/10 wet to food but huge potential for more
– Sports fans, shoppers, tourists and students to name a few in a wide customer base
– Located in centre of Leicester city, close to the sports grounds and the De Montford Hall entertainment venue.
Who are we looking for?
The Grand Union needs someone with a strong commercial food background to maximise the limited capacity of this great pub. With the right operator the business will flourish with the implementation of a town centre style food offer, a strong and varied rhythm of the week along with the fantastic drinks range to appeal to all guests there is opportunity to double the sales on a weekly basis.
The site currently takes on average £3,500 but has the potential to achieve up to £8-10k a week by targeting extra food and drinks sales.

The Opportunity

What’s expected from you:
Our pubs are the heart of the community, bringing communities together by serving great drinks and fantastic events. It’s a proven business-model, perfect for either someone looking to take on a pub for their first time or more experienced operators to drive sales, standards and guest experience.
In addition to the £5k security deposit required for this agreement, you will need to cover legal costs (£360), and your own insurance (except building insurance, which we’ll cover). Also, you’ll want to start thinking about your team; taking care of paying them and all other employment matters.
Before we all sign the agreement and see you heading into a whole new life, you’ll just need to show us proof that you’ve had independent financial advice from an accountant and solicitor and have completed a sustainable business plan, in accordance with the Pubs Code. And, of course, obtain your personal licence (which we can help with) and complete your induction training.
It’s a five-year commitment, so you have loads of time to build the business and get it performing brilliantly!
