The Woodman is a wet led community pub situated in thriving North London between Southgate and Palmers Green on the crest of Bourne Hill.
Originally consisting of two cottages built in 1727, The Woodman began selling ale in 1868, is steeped in history, has plenty of charm and is a unique opportunity for the right operator.
Currently the pub offers a Sunday lunch and good quality home cooked pub food throughout the week however there are plenty of opportunities to grow and adapt the offer.

Overview
The Woodman is a wet led community pub situated in thriving North London between Southgate and Palmers Green on the crest of Bourne Hill.
Originally consisting of two cottages built in 1727, The Woodman began selling ale in 1868, is steeped in history, has plenty of charm and is a unique opportunity for the right operator.
Currently the pub offers a Sunday lunch and good quality home cooked pub food throughout the week however there are plenty of opportunities to grow and adapt the offer.
The main bar area is split between the two old cottages.
As you enter the pub, you will see a small snug bar with fireplace and wooden features and the bar directly in front of you. To the left there is a further seating area with fireplace. There is a conservatory with tables and eating for 30 which can be used as a dining area or for private functions. At the rear of the building is another room with capacity for up to 30 people and which can also be used as a function room. The catering kitchen is small but capable of serving volume food. Outside there is a patio area with seating, a long garden area and a smoking shelter. It’s a great place for summer nights in London. There is a car park by the pub with space for around 25 cars.
The ideal operator will need to be business minded with the ability to embrace the local community. We are looking for an operator who will also able to market the pub effectively through the use of social media and build a core guest base from the locals. There is plenty of room to build the business through the passing tourist trade with takeaway options for those visiting the local parks.

Things to consider
You’ll need to put in a £5k deposit, plus legal fees and cover your own insurance (except building insurance, which we’ll pay for). Also, you’ll want to start thinking about your team; taking care of paying them and all other employment matters. We’re on-hand to offer guidance as you plan your business overheads, like business rates (and your own residential Council Tax). Also, start thinking about any internal repairs and decoration you’d like to do to bring the place up to standard and committing to an annual decorating fund.
Before we all sign the agreement and see you heading into a whole new life, you’ll just need to show us proof that you’ve had independent financial advice from an accountant and solicitor, as dictated by the Statutory Pub Code. And, of course, obtain your personal licence (which we’ll help with) and complete your induction training.
It’s a five-year commitment, so you have loads of time to build the business and get it performing brilliantly.
