The George is a traditional Inn set in the picturesque village of Orton, on the border of the Howgills and the Eden Valley. The George has an open plan lounge with open fires and restaurant area to left. The George has built a great reputation for its quality food, Cask Ales and added benefit of 5 en-suite letting bedrooms. The site currently focuses on freshly prepared produce from the local area. The George is ideally located between two main junctions on the M6 (38 & 39); so fantastically placed for visiting both the Yorkshire Dales and the Lake District National Park. It is also well known stop-off on various coast to coast and cycle routes including Alfred Wainwright’s “Coast to Coast” walk and Walney to Wear & Whitby Cycle Route (W2W).

This agreement is for the real entrepreneurial types, who have a bit of money to invest, some solid business skills and the vision to bring their dream to life.

You can implement your own ideas and develop your own food offering. And, whilst you’ll be running your own business your way, you can still lean on the Marston’s team for all the support you need.

What’s in it for you?

  • Free membership to the BII for the duration of your agreement.
  • Support obtaining your personal licence.
  • BII accredited induction and ongoing support and training from our Pub Support teams.
  • A dedicated business development manager, working with you to help you grow the business.
  • Access to our 450 strong-support teams whenever you need them – including Marketing, Recruitment and Food and Drink specialists.
  • All our Pub Partners get access to our FREE Learning, Development and Training platform Campus (a package worth over £300!).

Things to consider

This agreement offers the most independence, but also needs a bigger commitment from you. You’ll need to put in a £5k security deposit or 25% of the annual rent, whichever is higher, plus pay your own rent (the yearly increase will be capped to the Retail Price Index) and cover your own legal fees. You will need to cover your own business insurance and start thinking about your team; taking care of paying them and all other employment matters.

We’re on-hand to offer guidance as you plan your business overheads, like business rates, annual service charge, Council Tax, and utility bills. Also, start thinking about any internal repairs and decoration you’d like to do to bring the place up to standard and consigning to an annual decorating fund. Not to mention what fixtures, fittings, and glassware you’ll get for your pub.

Before we all sign the agreement and see you heading into a whole new life, you’ll need to show us proof that you’ve had independent financial and legal advice and have completed a sustainable business plan, in accordance with the Pubs Code. If needed, we can assist you in obtaining your personal licence and will enrol you onto our BII accredited induction training. In addition, we will provide you with free membership to the BII who can provide the impartial, professional advice you need when entering into, and for the lifetime of your agreement.

It’s a three or five-year commitment, so you have loads of time to build the business and get it performing brilliantly.
