The Ship Inn is a large detached pub nestled in the rural village of LLanbedrog, a community area situated on the south side of the Llŷn peninsula of Gwynedd in Wales on the A499 between Pwllheli and Abersoch, with a population of 1000 plus. The pub is surrounded by affluent chimney pots with a good disposable income and enjoys an acute seasonal trade from Easter onwards each year from the lucrative visiting trade.

Consisting of a two bar split level operation in good condition with a great snug room with a real fire and 40 cover restaurant that has a beautiful featured log burner, making this one of the most desirable pub experiences locally. The Ship also enjoys one of the best featured beer gardens in the vicinity with a Children’s play area, a covered outside bar and food servery (the Cabin), along with a large car park that can comfortably house over 40 cars.

The car park and overflow car park are utilised annually for farmers markets and beer festivals and presents a great extension to the already popular pub offer.

We are looking for an experienced food operator with the ability to drive sales even throughout the quieter winter months.

The Opportunity
You can have the best of both worlds with our new and exciting Pillar Agreement. Support is key for this turnover-share agreement which shares the risk and the opportunities between both parties, creating a partnership and focus to give your guests a first-class experience. We share the net sales and some of the cost base – building a deal that gives both parties a solid base to build and grow a profitable business.

What’s in it for you?

Retain an agreed percentage of all income streams – 30% drinks 80% food.
You’ll have full control over your menu and accommodation (where applicable).
We’ll work together to agree the wet product range to support your food offer.
Keep 50% of the profits from any gaming machines
Incentive bonuses based on business performance and standard audits

Support obtaining your personal licence
Accommodation provided with utility bills covered, except the council tax.
Call on us to cover the cost of repairs, fixtures and fittings (except private residential accommodation).
Your drinks stock and all associated consumables are supplied for free by Marston’s, although you will be responsible for managing it once it has been delivered.
Comprehensive induction training and ongoing support and training.
A dedicated business development manager working with you to help you grow the business.
Access to our 450 strong-support teams whenever you need them – including Marketing, Recruitment and Food and Drink specialists.
All our Pub Partners get access to our FREE Learning, Development and Training platform Campus (a package worth over £300!).
What we expect from you:

In addition to the £5k security deposit required for this agreement, you will need to cover legal costs (£360 inc VAT), and your own insurance (except building insurance, which we’ll cover). Also, you’ll want to start thinking about your team; taking care of paying them and all other employment matters.

Before we all sign the agreement and see you heading into a whole new life, you’ll just need to show us proof that you’ve had independent financial and legal advice and have completed a sustainable business plan, in accordance with the Pubs Code. And, of course, obtain your personal licence (ask a member of our team about booking this course free of charge with us) and complete your induction training.

It’s a five-year commitment, so you have loads of time to build the business and get it performing brilliantly but, if you do want to leave early, there’s always the option of six months’ notice with a ‘break’ clause in the contract.
