The Ebdon is a community pub hosting a company menu, large function room, skittles ally & large outside areas. Located in the heart of a pleasant housing estate in Worle, Weston Super Mare, the pub benefits from strong local trade for dining and casual daytime drinks and is also within close proximity to the neighbouring cemetery and is able to host their wakes due to the large function room. With dining available both inside and outside for approx. 300 covers, the pub is well prepared to cater for large events.
The pub has sizeable private quarters which have been recently renovated, large outside seating areas as well as a vast and well equipped commercial kitchen. It is in an ideal location due to amount of housing surrounding the pub.
We are looking for an experienced operator, used to running a company menu and who is capable in the kitchen. Local knowledge is useful but not essential. Someone that is a good communicator and able to win the hearts and minds of the locals as this is a community pub that benefits from repeat custom. With continued growth of the function room usage and food sales, the pub should consistently settle at £10,000 per week outside of peak events.
The successful operator must also be a strong leader able to drive high standards of service from the front throughout all their team.
The site currently takes on average £8000 – £10,000 per week on an 70/30 wet led split but has the potential to achieve higher per week by targeting extra food and drinks sales.

What’s expected from you:
Our pubs are at the heart of the community, bringing locals and the communities together by serving great drinks, perfect food and fantastic events. It’s a proven business-model, perfect for skilled publicans or retail manager with food experience, who can drive sales, standards and guest experience.
In addition to the security deposit required for this agreement, you will need to cover legal costs (£360), and your own insurance (except building insurance, which we’ll cover). Also, you’ll want to start thinking about your team; taking care of paying them and all other employment matters.
Before we all sign the agreement and see you heading into a whole new life, you’ll just need to show us proof that you’ve had independent financial advice from an accountant and solicitor and have completed a sustainable business plan, in accordance with the Pubs Code. And, of course, obtain your personal licence (which we can help with) and complete your induction training.
It’s a five-year commitment, so you have loads of time to build the business and get it performing brilliantly!
