This recently refurbished site is perfectly located just one mile from Wrexham town centre, but has the feel of a rural setting. The Kingsmill is popular with a range of guests from locals to destination food diners. Internally the site is open plan with distinctive areas for sports, drinking and dining as well as a paved terrace to alfresco dining and enjoying the sunshine complete with children’s play area for families.
The site currently takes on average £5,000 per week with 80% of sales from the wet side of the business, with the potential to achieve more by introducing your own food offering to boost sales.
We are looking for a licensee/s with a passion for delivering excellent food, and can build strong links in the area putting the Kingsmill at the heart of the local community.
The Opportunity
That idea you’ve always had about running your own pub – always seemed like a distant dream, didn’t it? Bet you never realised it was just a £5k security deposit away (plus legal fees) with a Marston’s retail agreement. Your earnings will be based on a percentage of weekly net turnover and for those of you interested in delivering a food offer, the agreement may include one of our branded food menus. With low ingoing costs, all the training and support you need to set you up for success, this is a great way of running your own business.

What we expect from you:
Our Retail Agreement is a proven business-model, perfect for entrepreneurs who can drive sales, standards and guest experience.
In addition to the £5k security deposit required for this agreement, you will need to cover legal costs (£360 inc VAT), and your own insurance (except building insurance, which we’ll cover). Also, you’ll want to start thinking about your team; taking care of paying them and all other employment matters.
Before we all sign the agreement and see you heading into a whole new life, you’ll just need to show us proof that you’ve had independent financial and legal advice and have completed a sustainable business plan, in accordance with the Pubs Code. And, of course, obtain your personal licence (ask a member of our team how we can help you with this) and complete your induction training.
It’s a five-year commitment, so you have loads of time to build the business and get it performing brilliantly but, if you do want to leave early, there’s always the option of six months’ notice with a ‘break’ clause in the contract.
