The Unicorn is a large community food pub which has recently been converted from a managed house to a Retail Agreement site. With strong food sales, an excellent location and available on our Retail Agreement with 25% of turnover to the partner. This is the perfect opportunity for experienced managers to combine their community know-how and passion for guests with a proven branded pub model. The Unicorn is trading with an average of £13,500 a week in sales and is a true destination food driven business with a 50/50 food to drink split. Meaning food quality and service is vital. The newly launched improved Marston’s food menu supports the 80 covers internally and more outside.

Things to consider
In addition to the £5k security deposit and legal fees required for this agreement, you will need to cover your own insurance, except building insurance, which we’ll cover. Also, you’ll want to start thinking about your team; taking care of paying them and all other employment matters.
Before we all sign the agreement and see you heading into a whole new life, you’ll just need to show us proof that you’ve had independent financial advice from an accountant and solicitor, as dictated by the Statutory Pub Code. And, of course, obtain your personal licence (which we’ll help with) and complete your induction training.
It’s a five-year commitment, so you have loads of time to build the business and get it performing brilliantly but, if you do want to leave early, there’s always the option of six months’ notice with a ‘break’ clause in the contract.

There is plenty of scope to drive this further, build on the excellent sales and the drive more community events. There are lots of amenities on the doorstep from a Tesco’s express, lots of local businesses and local schools. The Unicorn’s next pub partner needs to have volume food experience, ideally with branded food experience and a desire to drive service and standards.
