John at The Fairwater, Cardiff was a General Manager and become self-employed when the pub was converted to a Retail Agreement.
Your story
I started at the Fairwater when I was 18 for BRAINS as a training team leader. Then when I was 19 I took over as the manager. Until November just gone, they offered to change it over to retail. We took it, it was a bit of a risk obviously. We didn’t know what to expect, we hadn’t worked self-employed before. There was a lot of support from Terri my Area Manager and Marston’s to make that change. Once we did, it’s been great. I find it drives you more now, being self-employed, to take every pound counts, and to take more money. I thought as a manager we were doing everything we could to take as much money as possible and then when it becomes your own money, and you get a percentage of that, it changes your perception on everything.
Where did you hear about the self-employed opportunities?
I was pushing for a lot of things at the Fairwater when Marston’s took over, a lot of work to be done at the pub. We had been at the Fairwater all this time but hadn’t lived on site. Me and my partner had recently had our second little boy at the time. We thought everyone else lives in their pub so why not. It needed a lot of work doing so the deal was that if I were to take the retail then they would do the flat and we could move in. So that was a big decision-maker for us, so we took it, and they did the flat. It looks amazing now, they put a lot of money in it, and it looks really nice. That was the main reason, I don’t think this pub was gonna be up for retail as quickly as it was. But it was because we were pushing for the work to be done. I didn’t know anything about it if I’m honest, about the retail, until they offered it to us.
What are the greatest benefits?
To an extent, you can do what you like. You are your own boss you can do what you want. I feel a lot more, I can do a lot more here now that I was sort held back by BRAINS to do. As long as you’re staying within your limits and your budgets. Being self-employed drives you to take every penny possible. Whereas before, I guess you were getting paid whatever happens, whatever you took. Whether you took £200 in a day or £2000 in a day, it never changed for our money. Whereas now it’s everything.
What would you say to anyone in the managed sites considering making the move to self-employed?
Their hearts got to be in it for a start, they’ve got to want it to work. They’ve got to be willing to change, if it’s managed to retail, they’ve got to be willing to change the way they do things. As a manager, it’s completely different. It’s a lot of responsibility to take on, becoming self-employed, but at the same time, the rewards – if it works – are huge. As long as they’re willing to put the effort in and do what they’ve got to do, then it’s definitely worth it. But at the same time, I’m doing 60, 60 hours a week. But really every hour I pay someone else to work on that bar costs me money so if I can do the hours myself, more money for us.
