Pub Tenancies In Ribblet – Run The Ribble Lodge !
The Ribble Lodge is a large detached pub set back off the busy Ribbleton Avenue road in the Ribbleton area, north east of Preston City centre. Surrounded by plenty of housing estates as well as small businesses the Ribble Lodge is a perfect location for a great community pub. Ribbleton is a busy and vibrant suburb of Preston with good transport links into Preston City Centre and the M6 motorway close by. A bus stop is situated outside of the pub that provides a bus service to and from the City centre every 20 mins.
The pub benefits from a good sized main trade area, a sizeable pool room to the right hand side with its own bar servery area and toilets, and a large function room to the rear of the pub that can cater for at least 70 people.
Both the front and the rear of the pub have seating areas, with the rear courtyard beer garden boasting a good sized covered smoking area.
Pub Layout
Customers are welcomed in to the pub through the double doors to the front left hand side of the pub. Upon entering the large open plan trade area they’ll see the large bar spanning the rear wall of the room. There is a raised seating are to both the left and right hand side of the bar and fixed and loose seating runs the entire width of the room facing the bar. To the right hand side of the pub is the pool room hosting two pool tables with the room having its own ladies and gents toilets and bar servery.
Opposite the main entrance is the door to the function room. Again this has its own bar servery and also has a separate entrance and disabled access toilet. The function room is a real asset to the business and can cater for at least 70 people. There is a stage in the function room which can be used for live acts, comedy nights, etc.
The rear courtyard beer garden can be accessed through the function room and has a good sized smoking shelter and plenty of seating to enjoy the summer days. Customers can also drink at the front of the pub where benches allow them to watch the world go by whilst enjoying the sunshine

The private accommodation consists of three bedrooms, a living room, a good sized kitchen and bathroom. A renovation of the living accommodation is planned to bring it in to excellent condition

The business is already in a strong position but there is room for growth which a licensee would need to tap in to. Marketing the function room, a better and more profitable bar line up and promoting spirits will help delivery income growth. They’ll need to be experienced and be able to manage a strong group of staff to deliver a great customer experience with fantastic standards. The ability to cater for different groups of people from different age groups and background is essential; overall they must be a friendly and welcoming face behind the bar and to continue to cater for the local community. A passion for football and entertainment would help as these are essential footfall drivers for the business.
