The Cross Keys Liversedge is a detached community pub which sits on a large plot in the heart of Liversedge, comfortably nestled inbetween the larger towns of Cleckheaton, Batley and Mirfield. Located on the edge of Spen Valley, there are plenty of walks and beautiful views to be taken in around the area. Traditionally a Wool Mill town, the buildings as you would expect are traditional stone built terraced houses, which adds extra charm to the town. The area itself has a high population and the homes are predominantly all privately owned.

Pub Layout
On entering the Cross Keys Liversedge through the main porch, you are welcomed into an open plan trading area with a horseshoe bar, centrally located which services the whole pub. There is lounge seating throughout the pub, creating a comfortable and relaxing atmosphere for regulars and new customers alike, along with your loose seating to cater for those dining. The beer garden in itself is a feature of its own and can be accessed from both the rear of the pub, past the gents toilets, along with from the car park as well. There are two raised decking areas, one to the rear of the pub, the other to the rear of the carpark, these areas can easily facilitate an additional fifty plus covers. The decking overlooks the rather impressive, main beer garden which is lawned and houses a number of picnic benches. This area has been used previously for local music festivals etc. The car park is located to the side of the pub and can hold up to thirty vehicles.
ACCOMMODATION
Private Accommodation at The Cross Keys Liversedge The private accommodation is located on the first floor and is all in good order. It briefly comprises: Two bedrooms, bathroom, lounge and a private kitchen.
TRADING STYLE
The Cross Keys Liversedge is a traditional wet led community local. There is a small food offer currently, however the split is around 70/30 wet to dry sales. Although there are no pub teams, so to speak, the Cross Keys Liversedge supports and sponsors a local football team. There are a number of cask products on the bar which are particularly popular with the locals. The beer garden has been used for ad hoc music festivals previously, however there is huge room to expand this offer with regular events throughout the summer months. There is a commercial kitchen on site, so the food offer could also be built on to introduce a new stream of custom. We are looking to do an external refurbishment at the pub to update the signage and overall roadside appearance of the pub.

BDM VISION
I am looking for a community focused individual or couple to take on this fantastic opportunity. Knowledge and a love of good beer is preferred as the cask is so popular in the Cross Keys. The successful applicant must have exceptional standards, along with good marketing and social media skills in order to promote their new offer. The beer garden in this pub is an untouched gem, so regular community events would be highly encouraged.
