Pub Layout – The Kings Arms Whitwick
The pub is a traditional village pub with three separate areas, with the bar serving on both sides. A relaxing, comfortable carpeted lounge area with an enclosed cosy feeling due to the lack of windows. This is the most used area of the pub as it feels homely. On the other side of the bar is a laminate floored bar area with a mix of chairs and high stools with one end featuring collapsible tables. This room is bright and clean and has a larger TV due to the length of the room. The other room is the ‘snug’ a square room with natural lighting situated in between the lounge and the rear entrance, perfect for groups/teams. This is where darts are played and also features a large TV. There are two entrances, a rear entrance that leads to the large car park and a front entrance on the main road. The newly refurbished toilets are situated near the front entrance just before the main area. There is room for seating outside of the rear entrance hosting 10 large tables, outside lighting makes the area rustic looking and enjoyable. The car park hold approximately 15 vehicles.
TRADING STYLE
Trading Style Predominantly a sports pub, somewhere that will always have BT/Sky on the TV’s and 95% of the seats have an amazing view of the TV’s. We are 100% wet led with good regulars but also a good proportion of visitors. During the evening, the custom is really mixed with the pub having a real community appeal. There is an established team with the opportunity to have more teams. The pub will need to operate a strong rhythm of the week alongside a strong football following which serves both the local team and the well-known Sky fixture list. There’s an opportunity to offer a small value back bar snack offer.
ACCOMMODATION
Private Accommodation Its the size of a house on one level! A high ceiling property with an enormous open plan kitchen/living room. Three double bedrooms, two carpeted and one laminate wood flooring all from a hallway that leads downstairs to behind the bar. New double-glazing windows throughout, A large bathroom with bath and shower. Outside access that leads to the rear car park.

BDM VISION
I am looking for a community wet led focused and passionate applicant who will be willing to keep the existing loyal customers along with potentially changing the offer slightly to invite new clientele. The successful applicant should be happy to support the sports teams throughout the week, and potentially look to introduce a strong entertainment offer on weekends. A strong level of control would need to be applied to ensure the pub trades compliantly and fits in with the licensing objectives.
