The Kensington Bar is located on Paisley Road West, in the South West area of the city of Glasgow. Ideally located on the route to Ibrox this area provides excellent transport links via bus and train to and from the city centre. This is a sprawling area, south of the River Clyde, known as the leafy, creative and community-led area, with the Kensington surrounded by shops and local housing providing extensive footfall whilst remaining hub of the community.
Pub Layout
Located on the corner of the main road this community local has the traditional bar and separate lounge with a bar servicing both areas. The main bar, complete with its traditional wooden features is central in this L-shaped room. The fixed low level seating completes the corner area of the room next to the gents toilets with the cellar hatch taking prominent position in the centre of the main bar floor. TV’s adorn the walls showing all live sporting events and creates the perfect atmosphere. The lounge can be accessed from the bar to the right of the main bar. This galley style room has a mixture of low level fixed benches and loose seating along the main panelled wall leading from the ladies toilets on the right towards the lounge main entrance and small corner bar that backs onto the main bar. There is a small, paved area at the front of the pub with tables and chairs predominately used as a smoking area.

Kensington bar is a traditional wet led community local with an exceptionally strong footfall due its prime location on the route to Ibrox – home of Rangers FC. The pub utilises its community local feel and champions local and televised sports games that contribute to its income. The main trading area has a mixed drinks offer including, premium and standard lagers along with a varied and extensive range of spirits and minerals in order to be diverse and cater for all people. The Kensington Bar has a strong regular customer base and is surrounded by housing and local shops increasing the opportunity to grow trade by ensuring this site is the hub of the local community and promoting charity/community based events.

Additional Info
Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.
Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property. Our standard deposit is 25% of the headline rent. On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.
Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.
Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.
Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.
Tie: All drinks categories are tied. For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.
Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme. Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.
Service Charge Cost – £57.60 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement. This also includes full access to e-learning for you and your staff.
*Zero Business Rates – Based on the April 2023 rating list, the Nil Rates Payable is based on small business rates relief being applied and the licensee only occupying one property for commercial purposes.

Admiral Taverns are looking for a dynamic licensee who will grow the business by driving beer volumes through many avenues. The applicant (s) must have the passion and knowledge of running a successful fast paced, high footfall community local and can balance between this. The licensee would be cheerful and sociable and are willing to build a great rapport with the local community whilst being the friendly and welcoming face behind the bar. The ability to cater for different groups of people from different age groups and background, continuing to support the current customer base whilst attracting other less frequent users is essential. This will need to be done by offering an exceptional service along with excellent marketing and an online social media presence as the pub is much loved by the locals and has the scope and location to be the hub of the local community. Our new licensee will ideally need to have an understanding of the area along with the demographics that surround the pub.
