The Royal Oak stands on the main road between Manchester and Oldham in Failsworth town centre. The licensed area has a central bar serving three distinct drinking/dining areas. The pub has benefitted from pool/darts teams and entertainment in the past. However, a new exciting concept for this outlet is to turn this once wet led pub into a thriving restaurant in the heart of Failsworth, something this area is really lacking.
The Royal Oak requires a hands on retailer to develop the wet and food trade. It offers an opportunity to start up a business in the centre of town in a quality outlet viewing is absolutely essential.
The pub is traditionally decorated and offers a cosy and comfortable environment to enjoy both drinks and food. The spacious trade area comprises of a central L shaped bar, comfortable lounge and an informal restaurant area all of which include a variety of fixed and loose furniture. There is seating for over 70 people and can easily accommodate many more standing. The fully equipped trade kitchen is of suitable size to develop the existing food offer.
To the rear of the pub is an there is a beer garden which requires a Publican's personal touch but this is a blank canvas to create that wonderful garden from your garden, with bench seating which is a great space during the warmer months.
To the front of the pub is a small seating area with enough seating for around 12 people. The pub benefits from its own car park that has space for 20 vehicles.
There are four decent sized bedrooms upstairs with a kitchen and living room, there is also an office for the Publican. This has all bee recently refurbished with brand new carpets. The private accomodation is spcious, cosy, warm and from upstairs you can view all corners of the pub and surrounding area. The kitchen is furnished but all other rooms are unfurnished.
