The Valiant Sailor, is a pretty, detached pub, located in the village of Capel Le Ferne which is on the outskirts of Folkestone. The village itself is well known for its Battle of Britain Memorial only 100 metres away and its multiple campsites, one of which is accessed via the pub car park. Giving easy access to the nearby M20, tourists can follow the main route into the Port of Dover and onto the North Downs, a popular walkers and ramblers path plus the beautiful Abbottscliffe Beach is only five minutes away.
Pub Layout
Upon arriving at the Valiant, you are welcomed through a porch area with a smooth patio floor and then greeted by a long central bar servery with a view of all aspects of the trading area including formal dining, pub and lounge. A separate area to the right houses televisions for live entertainment and sports including a dart board. The main lounge is directly opposite the bar with further dining and trading areas wrapped around the bar with beautiful traditional beams and a log fire, creating a warm and welcoming ambience. Externally there is a large car park housing approximately twenty-eight vehicles and a beautiful large beer garden with a children’s play area. There’s a fully equipped catering kitchen on the ground floor and toilets on the left of the entrance both in excellent condition.

The pub was traditionally a wet led site, however, in more recent times food has become much more important, drawing more people from further afield. A large area of the pub allows internal dining and when the weather is good this is enhanced by the large grassed beer garden. Community values are at the heart of the Valiant and food plays a large part in promoting the site as the local place to eat.

Additional Info
Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.
Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property. Our standard deposit is 25% of the headline rent. On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.
Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.
Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.
Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.
Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme. Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.
Service Charge Cost – £57.60 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement. This also includes full access to e-learning for you and your staff.
