The Grey Horse is a detached building located on the main road through Glazebury, just two minutes away from the famous garden centre of Bents providing an enormous amount of passing traffic. Glazebury is a quaint and affluent civil parish within Warrington with plenty of chimney pots along with established local and community led businesses. Situated just 9.6 miles outside of the centre of Warrington and 7.8 miles from the M62 providing links to Liverpool, Manchester and North Wales.
Pub Layout
On entering the Grey Horse you are welcomed by a warm, friendly and welcoming atmosphere with a modern shabby chic décor, a mixture of lighting, quarry tiled flooring, beams and exposed brick walls. The pub is made up from four different sections, to the left as you walk in there is a quaint cosy lounge area with carpeted flooring and a multi fuel burner, perfect for those chilly nights. An opening from the lounge opens to a continuation of this room with an exposed redbrick chimney breast and a number of tables and chairs. To the right you will find agames room with wooden flooring housing a pool table, darts board and seating areas, to the rear of this room you can access the male and ladies toilets along with a back door to the rear of the pub. The bar is central to the pub as you walk in and services all areas with a mixture of bar stools and fixed seating and tables. To the rear of the pub you will find a car park for 5/6 vehicles along with a wooden pagoda offering a smoking solution. Accessed through a separate entrance to the pub you will find a further room which has been recently rented out to a hairdresser. This room has been blocked off from the pub but could easily be opened back up to offer a further drinking area or a dining area if the licensee wanted to produce a food offer, the options are endless.

The Grey Horse is an ideally located community pub with a warm, welcoming atmosphere, original features along with a modern, in keeping décor. The pub currently offers a variety of lagers, ciders, spirits, casks and soft drinks. Around the pub you will find a number of televisions showing live sporting events along with pool table and darts board in the games room. Live entertainment always goes down well in the grey horse with a mixture of bands, duos and DJ’s on the weekend. The Grey horse has a small kitchen which could be utilised to produce a small food offer, especially during the day for those visiting the garden centre.
Private Accommodation
The private accommodation is currently being used as letting rooms for local trades people with each room returning £70PW. The accommodation is accessed through the bar area and is a substantial size comprising: Landing, kitchen, bathroom, laundry room and seven bedrooms – one with an en-suite bathroom. Additional Info
Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.
Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property. Our standard deposit is 25% of the headline rent. On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.
Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.
Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.
Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.
Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme. Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.
Service Charge Cost – £57.60 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement. This also includes full access to e-learning for you and your staff.
