The Angel Inn is located in the Maesycwmmer village in the middle of Caerphilly on the east bank of the Rhymney River. Maesycwmmer is overshadowed by the vast Maesycwmmer Viaduct which dates from 1853 and is open to public access, as well as hosting the “Wheel o Drams” sculpture by Andy Hazel. The viaduct itself now disused, is also part of the National Cycle Route 47. With plenty of passing trade from visitors, walkers, cyclists and explorers a like, the Angel has plenty of untapped potential. The gorgeous scenery and idyllic surroundings has led to the area being regularly used as a backdrop and filming location. The Angel is one of two pubs in the area and is a hub for the local community as well as an ideal refreshment stop for those passing through.
Pub Layout
The pub has a main bar that is positioned in the centre of the pub which services the restaurant area to the left and the lounge/sports bar to the right. The restaurant area is split into two sections via an archway and has a combination of fixed and loose tables and chairs. One area could easily be sectioned off for private functions if needed. The lounge/ sports bar is completely separate from the dining area and houses a pool table and darts board as well as a projector that is used for showing live sports. There is a corridor to the rear of the pub that gives you access to the toilets.
Externally there is a large car park both in front of the pub and to the rear. There are a number of benches at the front of the pub and there is also a raised decking area with tables – all of which can be used during the summer months to create additional covers at the site and increase sales.

The Angel Inn is a successful community pub serving hot meals and drinks in a traditional pub setting in the Maesycwmmer village. There are steaks, curries and pub classics, while weekly themed nights offer grilled specialities, American inspired fare and homely roasts.
The Angel Inn regularly screens sporting events and hosts poker nights, quizzes, live entertainment and more. The beer garden allows room to expand and develop the offer during the more temperate months.

Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed)
Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property
Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business
Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened
Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture
Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme. Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.
Service Charge Cost – £57.60 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement. This also includes full access to e-learning for you and your staff.
