The village of Loddiswell is located in the heart of the beautiful South Hams area of Devon. To the north is Dartmoor National Park (8 miles), to the east the borders of Torbay (20 miles), and the west of Plymouth (18 miles). This area has some of the most unspoiled coastlines on the south coast, including the promontories of Start Point, and Bolt Head.

The Loddiswell Inn is a popular village pub in the centre of the village with a very traditional feel about the pub. Food is available with daily specials and they also offer a separate take away pizza, curry, burger and fish and chip menu Tuesday to Sunday. Food is served every day in peak summer season. The pub has two distinct trading areas with open fires and lounge area. This is a very desirable area in Devon and the pub presents as a great opportunity for the right licensee.

The Loddiswell Inn is a traditional pub occupying a corner plot right in the centre of the village. There are two interlinked trade areas both served by an attractive bar area, with open fires and a secondary raised seating area that is ideal for functions and Sunday lunches. There is a well-equipped commercial kitchen and a lovely cosy patio area. The Loddiswell Inn is a versatile property with much to offer the new owners. The Loddiswell is exactly what you expect to see when walking into a small village pub. When walking through the trade area, there is a well appointed and fitted out ladies and gents toilets and a passage way through to the well equipped trade kitchen. The kitchen is fitted out in stainless steel with a range cooker, oven, double fryers, many items of equipment and fully equipped with small catering effects. Outside of the pub, there is a well built smoking shelter and a small grassed area with some pub benches.

The Inn is well frequented by many of the local villagers with a boost to trade coming from the surrounding towns and villages including Kingsbridge, East Allington, and Bigbury. Trade is increased by the natural influx of visitors to the South West during the summer months of the year, although the Loddiswell is popular all year-round. A good cask range and good wines compliment the pub and a warm and welcoming manner is a must to really make the Loddiswell Inn the hub of the village and a popular meeting place for the locals.

The well sized private accommodation consists of two double bedrooms. It benefits from a domestic kitchen, large and well appointed lounge and a family bathroom.

Additional Info

Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property. Our standard deposit is 25% of the headline rent. On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.

Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme. Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.

Service Charge Cost – £57.60 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement. This also includes full access to e-learning for you and your staff.
