The Grapes is a freestanding, community local pub located in a densely populated residential area, just a ten minute walk into the centre of Stockport with shops and amenities close by. Only a five minute drive to the M60, the main motorway orbiting Greater Manchester connecting to the M62, M63 and M66. Stockport is a large town and lies seven miles from the centre of Manchester and in the 2011 census the population of Stockport was 283,275 and is made up of approximately 51% females and 49% males.

Pub Layout

On entering the pub, you will find a sports area to the left side with a TV for the regulars who enjoy watching the horse racing, a pool table, darts board and a mixture of fixed and lose seating, this area leads onto the ladies and gents toilets. To the right side of the pub is the lounge area featuring an open fire with comfortable, mixed and lose seating which leads onto the large beer garden which benefits from a large portion of it being covered and has a mix of fixed and loose seating. The pub trades from one, ‘U’ shaped central bar that services all areas. To the front of the pub there is a car park for up to 6 cars.

The Grapes is a wet led, community focused pub that has a focus on value drinks, offering a good variety of larger’s. The pub is home to pool teams and is a popular pub with horse racing fans. There is an opportunity to build on functions and entertainment, making this community pub into the place to be. Although there is no catering kitchen, there is an opportunity to introduce a small back bar catering offer, such as pies and pasties.

Security Deposit: £4,000

Additional Info
Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme. Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.

Service Charge Cost – £57.60 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement. This also includes full access to e-learning for you and your staff.

Ingoing Cost: 8000
Annual Cost: 15000

The ideal applicant will have strong links in the community and will have the skills to enhance the current offer and also look to develop the entertainment in the way of bingo, karaoke etc. They should cater for pub teams, family gatherings and televised sports, making this hub of the community.
