The Narrow Boat is located on a main busy road leading into the town of Middlewich close to the Shropshire canal, with the business benefitting from good roadside visibility and is surrounded by local shops and businesses. Middlewich is a vibrant town attracting a significant amount of tourists, with an annual fair and festival held in the summer months. The town is well serviced by a number of A-roads and the M6 motorway is less than three miles away. Adjacent to the pub is the canal which is popular during the summer the months.

Pub Layout
Internally the main entrance leads onto the open plan bar area, with stone flagging and wooden flooring. The prominent bar is well stock but has potential for improvement of product range. The dining area has around 60 covers being located to the rear of the pub with the mezay area. This is well spaced out and could be utilised as a private function area. An exit door leads out to a patio which leads onto the lawned beer garden. To the rear of the premises is the commercial kitchen, which is fully fitted to produce food for the many customers who frequent the pub. Additionally, there is a freezer room, storage room and customers WC’s including disabled access.
The Narrow Boat is a mid-market local pub offering letting rooms and a potential restaurant / bistro. There is scope to develop an excellent food offer either traditional or uniquely themed. The re-introduction of teams to develop the mid-week drinking trade is a must along with quiz nights. Live music at the weekend would be welcomed back by the customers. The pub is also well known for its quality ales and this should be continued as well the introduction of popular spirits and wines. There is ample opportunity to increase the range of food available and offer breakfast, lunch and dinner menus capturing both day and evening trade.

Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed)
Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property
Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business
Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened
Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture
Training – This is required when taking on a Business Support Agreement. Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester. Please note, you will be required to attend this workshop before signing a long term tenancy agreement.
Service Charge Cost – £28.01 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.
The Narrow Boat is an exciting opportunity and I am looking for an experienced licensee who has the relevant skill set to develop this great pub. A strong background in running a similar style venue would be beneficial along with great retail standards and marketing skills.
